That does not mean the concrete is ready to coat as-is. Production builders typically finish garage slabs with a power trowel, which closes up the surface and leaves it hard and slick. A coating cannot bond to a sealed, troweled surface. We grind the slab with diamond tooling first to open the pores so the base coat can mechanically key into the concrete. That step is the whole ballgame, and it is the reason coatings peel when prep is skipped.
The younger concrete does help in one real way: less crack and pit repair usually means the job stays at the lower end of the price range for a given size.
How does Loudoun County clay affect a garage floor?
Loudoun sits on heavy clay soil. Clay holds water and moves with it, swelling when it is wet and shrinking in a dry stretch. Two things follow from that for a garage slab.
The first is movement. Hairline cracks along control joints are common in Ashburn garages and are almost always cosmetic, not structural. We repair them as part of the install so they do not telegraph through the finished surface.
The second is moisture. A slab sitting on damp clay can carry vapor upward through the concrete. In July and August, when the air is heavy and the slab is still cool from overnight, you will sometimes walk into your garage and find the floor damp with condensation. That is the slab and the humidity, not a leak. It matters for coatings because a film that cannot handle vapor will blister. Bare concrete is porous. Salt brine soaks in, then freeze-thaw cycles work on it, and the surface starts to flake and pit. One day. We grind the concrete, repair cracks and pitting, roll the base coat, broadcast flake into it, and finish with a clear topcoat. You can walk on the floor the same day. Wait a full 24 hours before you park a vehicle on it.
The garage has to be completely cleared before we arrive, which for most Ashburn homes is the real planning work. Bikes, the deep freezer, the lawn equipment, the bins along the back wall. Plan a weekend to stage it in the driveway or a spare room.
Timing through the year is easier than people expect. Polyaspartic cures down to 30°F, so a February install is on the table, while epoxy generally needs 50°F or warmer to cure properly.
